Above Par Office

WSCB had a client in need of a very high end office fit out with a difference. The office was more of a ‘mancave’ for their client to entertain guests with a high tech golf simulator, bar and table game amusements along with ground floor storage for his personal car.

A mezzanine floor was installed at a lower height than the existing floor being extended to locate the golf simulator. A new stainless steel stairs and frameless glass railing was also installed for viewing the golf.

The mezzanine spanning 61m² was stiffened and levelled for the golf simulator. A fire rated ceiling was fitted to the underside of the new and old 124m² mezzanine. MF insulation was fitted to the roof ceiling on a slope with roof lights to 124m². Approximately 50 linear metres of drylining per level with stair enclosure partitions were fitted including carefully aligned bulkheads and boxing out of ductwork.

To improve both sound and heat insulation and to give a nice finish all walls and roof were drylined, insulated, plywood lined and plasterboarded including the roof which was installed on the existing roof slopes and with roof lights. Heating and cooling was provided with air conditioning and fresh air with a heat recovery system all of which was colour matched and to a higher spec than usual office fitments.

HMF also administered and consulted on Building Control to assist WSCB to deliver a compliant commercial office facility where they were more familiar with domestic uses.

Owing to the project occurring during the various lockdown periods due to Covid-19 the programme was relatively relaxed to limit the number of site workers on site at any one time and in agreement with the end client. HMF worked through the lockdowns and delivered the works in a timely fashion to suit WSCB requirements even with the imposed limitations and restrictions in place.

HMF base build coupled with WSCB high end plastering and decorating has created a fantastic space for the end client’s office and relaxation areas.
